Technology experts are taking their online knowledge to the heart of Kansas City in an attempt to improve the region’s standard of living, among other things, according to a report in the Kansas City Public Media. The San Francisco based non-profit Code for America has been making strides to improve nine cities nationwide, including Kansas City. City Vision has took improving blighted neighborhoods onto its own agenda rather than waiting for commercial real estate companies to strip down and redevelop these areas. Hackers are specifically being used to create mapping and layouts for what areas can look like after improvements.

The Kansas City local movers have found that the specific goals of Code for America and City Vision are to analyze criminal justice systems, health services and human services in regions throughout the country and locate weak spots where developments and economic shifts could benefit an area. The Kansas City area has benefited from the Google Fiber presence and were a natural draw for the Code for America team.

The Lenexa City Council has approved an apartment project that will bring a mixed-use development to the city center area. The development will include 306 residential units and also allot substantial space for retail outlets and restaurants. The development is called the Residences at City Center and will consist of 4 and 5 story buildings throughout a 28-acre site off of Renner Boulevard and 87th Street Parkway.

The initial phase of the property will be the residential towers which will be built by Block Real Estate Services. The Lenexa movers have found that the second phase of building will bring 246 additional residential units. A major development separate from the mixed use project will bring a recreation and fitness center, auditorium, and additional office and retail space.

Many real estate investors have used the last few years of economic uncertainty as a prime time to snatch up foreclosed properties for investment purposes. Here at the Kansas City movers, we know there are definitely areas of the country where buying a property and flipping it as a rental can be a financially sound venture, but it isn’t every market.

Look for low priced residential markets, for a start. Low prices matched with low mortgage rates can set you up for a quite reasonable monthly mortgage payment that can be inflated for the going rental rates. Kansas City is among the regions in the US were investment properties are a manageable investment with current prices and mortgage opportunities. Sooner is better than later, as the last quarter of 2012 showed a 10% rise in median pricing.

A new apartment complex is coming to the Kansas City area with the help of VanTrust Real Estate who has hired Opus Design Build LLC as contractor for a project called 51 Main. 51 Main will be located near the South Plaza neighborhood of town and is projected to cost $39 million to build. The six story project will have 176 units, retail space encompassing 10,000 square feet, and a clubhouse among other details and amenities.

The Leawood movers have learned that construction for the development began January of this year and the first residents will be allowed to move in early 2014. The rental options and retail space that this complex will bring to the area have many industry insiders excited and ready to liven up the area near South Plaza with luxury residence offerings.

The amount of homes repossessed throughout the nation dropped in March, according to data collected and shared by the real estate data firm RealtyTrac, Inc. The comparison was drawn from March 2013 and March 2012, where the national rate dropped 21 percent. Additionally, the March 2013 figures were a 3 percent drop from February 2013. The Kansas City movers have found that the amount of homes repossessed for March 2013 is the lowest amount sine September 2007.

Steady job growth, continued low mortgage rates, and demand for homes have all been contributing factors to the continued strength of the local real estate market, as well as the national market. On average, homes filing for foreclosure are becoming less common because the amount of inventory left from the foreclosure crisis is drying up. We’ll keep you posted as we learn more about what’s to come for the Kansas City real estate market and beyond.

An advanced auto facility is coming to Kansas City this year, according to recent statements from the Kansas City Area Development Council. Adrian Steel, a company that supplies parts for Ford Motor Company, will build a 32,000 square foot facility and add a logistics center creating job opportunity in the region and also stimulate the local economy.

Adrian Steel chose Kansas City as the next location and is investing $4.7 million into the creation of the new business compound. Adrian Steel installs auto interiors and is contracted as the interior team for the Ford TRANSIT commercial van which is set to be built at the new facility. The Kansas City movers have found the continued faith by auto companies to the region has helped it stay strong and attract auto suppliers and related companies to the city.

According to the economic development magazine Site Selection, Kansas ranks as 13th in the nation as a hot spot for new business projects. The magazine judged areas by various criteria such as a minimum of $1 million investment costs, square footage of projects encompassing 20,000 square feet or that create 50 new jobs. The Kansas City movers have found that in our region, 17 new manufacturing facilities, 32 expansions on manufacturing firms, and 73 new offices, distribution centers, and mixed use developments helped the 122 projects in Kansas meet the criteria set and push Kansas to a high spot on the list.

For the fiscal year of 2012, these economic developments were a part of the total boost statewide that brought over 13,000 new jobs to Kansas, and expansions allowed over 2,000 jobs to remain in Kansas that were at risk of moving to a different state.

Following the mishandling of federal housing funds in Kansas City almost a decade ago, the Kansas City area will have a second shot at using federal money which will be used for area developments such as apartment complexes and a grocery store, among other commercial construction. The Olathe movers have found that much of the funding will go to the paused Beacon Hill development that encompasses Troost Avenue to Paseo Boulevard between 22nd and 27th streets in Kansas City.

If the properties are not developed in full, the titles will default back to the city, and subsequently funding will have to be returned to federal offices back in Washington. The Kansas City area is known for having a difficult and apathetic government, so hopefully this funding will develop the proposed projects for residents in the area.

Several signs in the local economy have shown that Kansas City is a strengthening market. Moderate or modest growth has been the terminology used in describing the recent months here in Kansas City, and we are optimistic that the local economy is only going to grow and continue to strengthen. Positive signs like a rise in consumer spending, strong auto sales, continued housing recovery and dwindling unemployment are all pointing in the right direction for the rebound and growth of Kansas City.

Throughout the nation, many other metros are experiencing similar developments. Manufacturing has shown growth as well a retail sales and specifically automobile sales. Real estate prices are another huge factor in the economic stability and desirability of the region, and the Kansas City movers have found that residential homes are on the right track, while commercial space pricing still has room to grow over the coming months.
